Property Management

Choose your property manager wisely! Kona Coast Vacation Rentals in addition to managing vacation rentals, also manages long term rental properties on behalf of our owners. Our approach is proactive rather than reactive. We schedule regular visits to all of our properties throughout the year and we walk through an extensive checklist to determine what needs repair, replacement or upgrades. This saves everyone time, money and headaches in the long run and we find is a much better approach than forever reacting to things like leaky faucets, broken screen doors, or inoperable appliances.

One of the properties we manage is Keauhou Kai (see below). It's a beautiful condo on the 3rd floor of a concrete building. We manage this unit as a long term rental. As part of our checkout process, we carefully inspect all facets of the unit so it is ready for occupancy. Owners appreciate that we are protecting their investment and ensuring that lights are working, A/C is operable, sliding doors can lock and the place looks sharp. It's peace of mind to have a property manager with a proactive approach who notifies you at scheduled times during the year versus crisis mode. Sure, there will always be the reactive issues, but it's the big items we want to avoid and anticipate.

Keauhou Kai will be available for occupancy starting October 15th, 2008. It's a lovely unit that has been well maintained by the past tenants and an owner who appreciates our proactive approach. In the past few years, some improvements were made such as new energy efficient central A/C, pendant lighting installed, new customized platform beds, installing beautiful hardwood floors, and upgrading fixtures in all the bathrooms. All of this has paid off in the long run because it means there are not any major reactive issues to deal with and the tenants can just enjoy the ambiance of the wrap-a-round lanai, the tropical view, the peacefulness of the koi pond and more. Keauhou Kai is located about 100 yards from Keauhou Bay where you will find a great selection of boating activities available from Kayaking or snorkeling to deep sea fishing.
